Buying a home in Texas
is a big deal.
Let's treat it like one.
First home, forever home, or a step up - the process is the same, and the mistakes are consistent. I've walked hundreds of buyers through this. Here's how we'll work.
How I work with buyers
Get real about your number
Not a Zillow pre-approval - an actual conversation with a lender who knows this market and your situation.
Map neighborhoods, not just houses
Where you live shapes your commute, your school, your tax bill, and your five-year appreciation. We map that first.
Tour with intention
Curated showings, honest read on each property, and I'll tell you when a house is wrong for you even if you love it.
Write a smart offer
Price, terms, timing, and negotiation levers - every offer has a strategy behind it.
Close with your team
Inspections, appraisal, insurance, title. I run the schedule so you can keep living your life.
Who I help buy
First-Time Buyers
FHA, USDA, DPA programs - we translate the alphabet soup.
Military Families
VA loans and PCS timelines are second nature.
Luxury Buyers
Discreet, off-market, and handled top to bottom.
San Antonio, the Hill Country, and the corridors in between.
Straight answers, no sales pitch.
Do I need to be pre-approved before we talk?+
No - but you should be before we start touring. First call is a conversation about your situation, then I introduce you to a lender who knows this market so your pre-approval means something.
Do you work with first-time buyers?+
Yes. FHA, USDA, and down-payment assistance programs are part of my daily work. I move at your speed and translate the paperwork - no pressure to buy a house you don't love.
How long does buying a home in San Antonio take?+
From the day we start touring to keys in hand, most of my buyers close in 30 to 45 days. VA and PCS timelines can compress that - we plan around your orders, not the other way around.
Do you cover the Hill Country and outer areas too?+
Yes. San Antonio proper is home base, and I work Boerne, New Braunfels, Schertz, Cibolo, Helotes, La Vernia, Castroville, Seguin, and more. If it's within reasonable radius of SATX, I've likely worked deals there.
