Cibolo - Growing Fast, Aging Well.

Cibolo, TX Homes For Sale · Local Realtor Adrian Garcia

Family suburb doing it right.

Cibolo has grown up in a decade. What was once mostly Schertz-overflow is now its own city with its own identity - younger families, new master-planned communities, and infrastructure that's finally catching up.

For buyers, that means good newer inventory. For sellers, it means the market has real depth. I work both sides - knowing which is which for your specific street is the job.

Where People Land

Cibolo neighborhoods I know.

  • Bentwood Ranch
  • Falcon Ridge
  • Turning Stone
  • Cibolo Canyons (border)
Commute & Access

How you get around.

12 min to Randolph, ~30 min to downtown SA. FM 1103 widening is finally opening things up.

Who's Moving to Cibolo

Why Cibolo - and why now.

01

SCUCISD zoning, same as Schertz

02

Newer builds with real yard space

03

A city government pushing hard on parks and trails

Cibolo market, straight talk.

Newer-build heavy. Look closely at MUD/PID rates and HOA rules - they vary a lot street to street.

Questions I Hear About Cibolo

Answers, not sales pitches.

What's the difference from Schertz?+

Cibolo skews slightly newer and more east-side; Schertz is more central. Day-to-day it's a blur - school zoning is the meaningful call.

Are HOAs restrictive?+

Varies. Some are hands-off, some enforce trim color. I read the CC&Rs before you fall in love with a house.

How's traffic?+

Improving. FM 1103 was the bottleneck; recent work has helped.
